Burberry Takes Over the Hamptons With a Summer Pop-Up

This summer, Topping Rose House has taken on a new role as a fashion destination. Earlier in the season, Ferragamo turned the pool area into an Italian-inspired getaway. Now, Burberry has taken over the whole property. The Hamptons event runs from August 13 to 16, 2026, and it’s Burberry’s only US pop-up this summer. It’s also the brand’s biggest event in America this year. The bright yellow theme stands out from afar, and that’s no accident.

From Thursday to Sunday, the 19th-century mansion in Bridgehampton, known for its Jean-Georges restaurant and polished reputation, has been transformed with Burberry’s signature check, now in a summer yellow. Guests can use branded Mokes to visit local beaches and towns. There are custom Burberry cocktails, and branded cookies are delivered at turndown. The Burberry check even appears beyond the property, with Dreamy Coffee Co. serving drinks in special yellow Burberry sleeves and wrapping cold brew cans in the same pattern.

The boutique offers womenswear, menswear, and childrenswear, including outerwear, light summer jackets, and House Check accessories. There’s also a special Polo Gallery with piqué polo shirts in over 20 colors, set up as its own space within the pop-up instead of just being part of the main display.

What makes this pop-up stand out is that it offers items you can’t find anywhere else. For the first time, pieces from the Winter 2026 runway collection are available to buy at Topping Rose House. Daniel Lee designed this collection as a tribute to the trench coat and the unique beauty of London’s cold, dark winters. It’s an unexpected theme for a summer weekend in the Hamptons, but the contrast makes it even more striking. The pop-up also has trench coats and check cashmere scarves with custom labels showing the Hamptons coastline, making them the most location-specific items in the collection.

This isn’t the first time Burberry has used the Hamptons for a special event. The brand has been creating immersive, highly branded pop-ups in top summer spots, aiming to build buzz rather than just sell products. Earlier this year, Burberry transformed Corner Bistro in the West Village with House Check decor, branded glassware, and live World Cup screenings for the “A Good Sport” event. The idea is the same as at Topping Rose: take a place people already love and make it feel completely Burberry for a weekend.

At the same time, Burberry has been running similar events in Europe. The brand took over The Newt estate in Somerset, where guests could see the grounds from a Burberry Check hot-air balloon. In Ibiza, Burberry set up a pop-up at The Standard Hotel, decorating the pool area with custom loungers, parasols, and branded seating. Outside Europe and the US, Burberry also partnered with beach clubs at Hôtel Belles Rives in Cap d’Antibes and One and Only Aesthesis on the Athenian Riviera, rounding out its summer events.

Since becoming creative director in 2022, Daniel Lee has been carefully reshaping Burberry’s identity. The Winter 2026 collection, debuting at Topping Rose House this weekend, marks a key point in that process. By focusing on the trench coat, Lee chose a design that is deeply tied to Burberry’s history and highlights the brand’s original style.

Choosing to launch the collection at a Hamptons pop-up instead of a flagship store was intentional. The Hamptons crowd in August is exactly the group Burberry wants to reconnect with: wealthy, culturally aware, and looking for experiences that feel genuine, not corporate. Turning a well-loved Bridgehampton estate into a yellow check showcase, complete with Mokes, branded coffee, and exclusive runway pieces, creates a memorable event. The pop-up is open through August 16 at Topping Rose House, 1 Bridgehampton-Sag Harbor Turnpike, Bridgehampton, NY.
